Off-Site Construction (OSC)

DEFINITION

A specific project-delivery process used to realize a building project using large, offsite-manufactured products.

EXAMPLES

Increasingly, US healthcare facilities are adopting off-site construction methods by pre-manufacturing examination rooms, operating rooms, and waiting rooms, then lifting them in place during construction. US hospitality is adopting off-site construction methods be manufacturing pre-finished bathrooms products in a factory, and lifting them in place before the building’s façade is completed. 

USAGE

“Katerra and VBC deliver whole buildings with off-site construction methods. Sadly, Katerra went bankrupt in 2022, allowing VBC to hire those building designers already trained in off-site construction practices.”

ISSUES

It is easy to confuse ‘Off-site construction’ with ‘Off-site manufacturing.’ The former is a customized design and delivery strategy resulting in a specific building. The latter is a streamlined production method that results in a catalog of building products to be used in several different buildings. It is natural to use off-site manufacturing products in an off-site construction project.
