Services
Logic Building Systems works with public and private partners to bring offsite (or industrialized) construction precision and speed to single- and multifamily housing. Our services combine design, manufacturing integration, and strategic consulting to help you deliver projects faster, more cost-effectively, and with fewer administrative headaches.
Modular Product Integration
We supply pre-engineered kitchens, bathrooms, and utility rooms designed to connect through standardized interfaces. These products arrive ready for installation, reducing coordination time and cutting down on costly on-site labor.
Consulting for Developers & Agencies
From feasibility studies to procurement strategies, we help cities, states, nonprofits, and private developers plan for modular adoption. Our team brings experience from both manufacturing and real estate delivery, ensuring that offsite methods work within your existing workflows.
Collaboration with Manufacturers
We partner with modular and component manufacturers to align product offerings with standardized building interfaces — opening the door to repeatable, interoperable solutions for the housing market.
Standards and Innovation
As an active leader in industry standards development, Logic offers insights and tools to help your organization benefit from interoperable design, configure-to-order product catalogs, and streamlined compliance processes.
Single- to Multi-family Product Platforms
Logic develops construction-ready plan sets for single-family homes designed from the start for off-site manufacturing. Each design combines pre-engineered wall panels with modular kitchen, bathroom, and utility pods—creating a pod + panel product platform that can be built in sections, transported efficiently, and assembled on site with standardized couplings. The resulting homes retain the proportions and character of traditional neighborhoods while benefiting from the precision and speed of modern production.
These same platform rules allow the core design to scale and adapt. A single dwelling can be reconfigured into duplex, townhouse, or small multifamily formats using the same catalog of panels and pods, minimizing redesign and maximizing local manufacturability. This systemized approach enables communities to offer varied housing types from a shared kit of parts—reducing cost, accelerating approvals, and turning custom construction into a repeatable process.
Single- and Double-loaded Corridor Product Platforms
Logic develops configurable pod-and-panel product platforms for single- and double-loaded corridor buildings—ranging from 3-over-1 to 5-over-1 mixed-use typologies. These platforms take full advantage of the International Building Code’s allowance to construct residential occupancies above a three-hour–rated commercial podium, enabling efficient combinations of retail, amenity, and housing space within a single structural system. Each Logic platform defines a modular kit of kitchens, bathrooms, and utility pods integrated with repeatable wall and floor assemblies, simplifying coordination between trades and ensuring predictable performance across unit types.
Our systems can be delivered as self-supporting pod-and-panel structures or designed to interface directly with a building’s primary frame—whether timber, steel, or concrete. This flexibility allows developers and architects to pursue the right structural solution for each site while maintaining the manufacturing and installation benefits of a standardized Logic platform. The result is a family of mixed-use designs that achieve both design variation and industrialized efficiency across a range of building scales.
Three Levels of Engagement
1. Offsite Product Development
- Define a small catalog of repeatable building types (1–3 models)
- Optimize layouts for offsite delivery using panels, pods, or hybrid solutions
- Align product specs with existing manufacturers’ capabilities
- Provide the documentation and shop-ready details needed to build at scale
2. Pilot Project Design + Delivery
- Assemble a vetted delivery team, including fabrication and site contractors
- Manage productization and value engineering for offsite delivery
- Coordinate regulatory approvals and modular documentation
- Serve as a single point of accountability from design through installation
3. Full Program Launch
For partners aiming to build their own regional offsite ecosystem, we help seed the whole system: from initial building designs, to the first pilot, to aid standing up a local operator. This model is particularly relevant when public agencies have access to underused assets, but need the technical and market coordination to bring them to life.
